Welcome New Resident(s)! Please read the items below so you will be well informed before moving into the Windgate III community.
 
Move-in
Please reserve parking spaces for moving trucks or other vehicles one week prior to your scheduled move date by calling the KPA office at (703) 532-5005 or email sjohnson@kpamgmt.com.

New Resident Orientation
All new residents are required to attend New Resident Orientation in person at the KPA office. Call (703) 532-5005 to schedule your orientation session. Orientation cannot be attended by a new owner until closing documents have been received.

Order Documents
New owners can order condo documents by calling (703) 532-5005.
 
Insurance
New Owners can receive insurance documents by calling (703) 532-5005. All inquiries by an insurance company should be directed to Deborah Peralta at (703) 532-5005. 
 
Policies and Rules
Please read all policies and rules prior to moving into the community and be prepared to abide by the rules. Oftentimes new residents are alarmed to receive warning letters or violations during their first few days living in the Community. This can be avoided by reading the rules ahead of time. The most common infractions for new residents are:
1) Placing prohibited items on patios and balconies. See Guidelines for Balcony and Patio Use.
2) Placing trash and recycling outside on non-trash and recycling days or the night before. See Trash and Recycling Guidelines.
3) Leaving blinds open in the windows that expose personal belongings (nothing should be visible to the exterior). 
4) Not carpeting at least 80% of wood floors in upper floor units. See Sound Transmission Policy.
5) Causing excessive noise from music or upper floor foot traffic. See Sound Transmission Policy.
6) Damage to the common elements; mostly landscaping from dogs not being controlled. See Pet Restrictions.
7) Dogs being off leash or not being controlled by the owner; pulling the leash from the owner's hand; excessive and loud barking. See Pet Restrictions.
 
Parking Passes
Parking passes can be picked up at New Resident Orientation at the KPA office. Towing hours are in effect 7 days per week; 11:00 pm - 5:00 am. Visitor's must display a Visitor's Parking Pass on the rear view mirror and must park in a designated Visitor's parking space located both by the maintenance shed and further down towards he motorcycle/bicycle parking. Look for a "V" for visitor.

Pool Passes
Pool passes can be picked up at New Resident Orientation at the KPA office. Pool Rules and Regulations are provided to all residents.
 
SenEarthCo
Sensible Earth Communities (SenEarthCo) is an on-line management system that will allow you to access your account history, generate work order requests, and receive important email communication form the Association Board. Please send an email to sjohnson@kpamgmt.com to sign up.
